Summit's postwar homes and newer additions often have poured concrete foundations, and after decades most show a few cracks. When the slope sends water against the wall, even a hairline crack can drip or run. The usual repair is injection from the inside: the contractor seals the face of the crack, sets ports along it, and pumps in polyurethane or epoxy so it fills the crack through the wall. It is typically a few hours of work and keeps mess in a finished basement to a minimum, which matters when the crack sits behind a painted wall.

Polyurethane is the common pick for a crack that is actively leaking, since it expands and stays a bit flexible as the house moves with the seasons. Epoxy cures hard and bonds the concrete, which can make sense when the contractor wants to restore strength. Freeze and thaw cycles through a northern New Jersey winter can open small cracks a little more each year, so a crack that only weeped once may be worse a few winters later. Getting it sealed early is cheaper. Ask which material is planned, why, and what any warranty covers.

Older Summit homes bring different questions. Stone and block foundations do not respond well to injection, because water travels through mortar joints and hollow cores rather than one clean crack. On a hillside, soil pressure from the uphill side can also push on a wall over time. Horizontal cracks, stair step cracks in block, a wall that bows inward, or a crack wider at one end deserve an opinion from a structural engineer before any patching. Marking the ends of a crack with a date and checking it every few weeks gives everyone useful information.

Signs you need foundation crack repair

  • A wall crack that drips after heavy rain
  • Cracks on the uphill wall that keep getting longer
  • Stair step cracks in a block foundation
  • A basement wall that looks bowed toward the room
  • Doors upstairs that suddenly start to stick

Questions about foundation crack repair

Can crack injection be done without tearing up a finished wall?

The crack has to be exposed, so a section of drywall or paneling usually comes off where the crack runs. That is still far less disruption than a full drain system.

My Summit house has a stone foundation. Will injection work?

Usually not. Stone and block walls let water move through many joints and cavities, so contractors tend to recommend repointing, drainage, or exterior work instead. Ask what they suggest for your wall type.

Could the slope of my lot be stressing the foundation?

It can. Saturated soil on the uphill side adds pressure against a wall. If you see horizontal cracking or bowing, have a structural engineer evaluate it before sealing anything.
